Hi and thank you for spending a few more moments of your time to find out a little more about me.  As most people are aware, this page is made to impress and make you without a doubt utilize my services and expertise. I know this and certainly you do too.  I can mention community services, clubs, churches etc, all to sway you that I’m qualified.  Well, I am very qualified.  My experience and negotiating ability will enable you the best value for the transaction at hand.  My goal is and has always been to do the very best for my clients. And if the occasion arises, sometimes we need to walk and follow a different route towards a successful  Real Estate consummation. Proudly in my career I have never had a ethics or complaint brought against me, ever.  I intend to keep that record.

Briefly as the home page outlined,  I am realtor and fulltime, and as such, will work feverently for my clients and customers. This is not a part time job or side business for extra income. It is my career. 

Ironically for better then a decade I have started and designed a Real Estate home page only to get side tracked and never upload it. In mid February  07,  I decided to finally get a web presence online and made up this page site from scratch.  Quite a few changes have occurred since the advent of the world wide web but I seem to have the basis still and the page appears friendly to users. I presume it will be a ongoing process and the site will continue to embellish more and more features. Keep checking back. My new Global Alliance Online will debut around April 1 of this year. My intent is to have the an easy web presence to navigate and also enlist all information to assist clients and customers.

Family Background

 I am 52 years old and have been in the home building, home trades and related industry since the age of 10. Some may question that as it seems rather young, well true enough but still true… My great grandfather Frank Hill started building and selling homes in the early 1920’s. This was followed also by his son Russell Hill, whom was my grandfather.  My grandfather just recently passed and many years back started utilizing my early abilities when I was very young. By age 12,  I was spending the summers after school helping  build new homes, apartments and assisting him as  MAI Appraiser. Also from this early age he had me start maintaining his 200 apartments units and assorted properties. This was hands on experience from setting toilet wax rings, painting, scrapping, sweeping, mowing, well you get the brunt of my endeavors. Back then I felt I had no life as after school I worked. In hindsight my grandfather set my present career, real estate and a side inventor. He thought me how to do things and taught me his secrets of  Real Estate. My grandfather was a very accomplished man and for better terms , just a hard worker. He was always on the go and even climbed the great pyramid at the age of 80. Point is he built 1000’s of homes, held hundreds of rentals and was a successful realtor, builder and appraiser. He thought me much of what I know of the business and I am forever grateful and  presume that’s why I purchased my first rental property at age 18. My father Larry,  has also taught me a huge amount of  this ever changing business. My father originally, after first married,  started working for a company which our family also helped start called Iowa Securities Co. This was founded in 1904.  For many years my father was a loan officer and more recently the Manager of the branch in Waterloo Iowa. Changes in this industry finally swelled to the point of him going out on his own and taking over his fathers Real Estate Co, Hill Realty Co.  Hill Realty in the 50’s and 60’s was without a doubt the leading Real Estate company for the Cedar Falls market area.  So in a quick recap I am a 4th generation to be in the home building and Real Estate sales industry. 

Personal Background

After school I started and ran  many different personal businesses in conjunction assisting with the families building and apartment rentals. I owned a painting company and did new and existing home painting and related trades. I also spent a little over 2 years as a apprentice election.   Shortly later in 1978  I received my salesperson license and Realtor status.  I married my high school sweetheart in 1979,  (Mary) and I have 3 children and 4 grandkids. Mary is the Account manager for a company called ITM, (Insurance Trust Monitor) here in C.F.  My oldest son Matthew, (27 is GM  for the Cedar Falls Poncheros . My daughter and middle child is Megan,  22 and is finishing up her Medical classes at Hawkeye Community college in Waterloo, she also works for my eldest at Poncheros. Marshall, my youngest child is 17, he attends Cedar Falls High School and is a Junior. He is active in basketball, football, track and of course addicted to sitting on his butt playing video games. Never less he is a great son… Matter of fact I’m truly blessed with 3 beautiful children and 4 grandchildren. Marshall also works for my oldest son at Poncheros. And puts in way to many hours for a person of his age.. 
In the early 90’s I decided I would like to start my own brokerage firm and at that time also start my own home-building co. I left my father’s office with much  remorse but a large challenge and headed out on my own. I had been managing the Chalet Center On University Avenue and made a deal for a 1800 sq foot suite. This was big start but also an huge construction endeavor. I had to build all the walls, wire the suite, paint, trim, doors etc. After some time and using a folding card table for deals, I grew the company. Eventually I had 7-13 salespeople  over a  decade of time. Location of the office moved over time to better locations,  Rownd street for a few years and then finally downtown to a building I owned on the corner of 2nd and Main.  During this time frame I purchased the locale ERA franchise rights and ran the areas ERA home network. Also during this early time frame I started my building company. Hillcrest Homebuilders. Now before we dive into this. There is basically 2 types of people. There is the type whom brag they just purchased a new classic car and then there is the other type whom proudly states they built there classic car. I fall into the later. When I built the home I built the home. I can recall having my small child shoveling pea gravel form the pickup and having my wife and I work nearly every-nite.  
After my first spec home which I proudly sold at the first open I continued building and eventually got involved with a partner. We built homes in Cedar falls, Waterloo and Mason City. We not only built homes on spec we did custom homes for buyers as well. Towards the end of my building companies day I was constructing town-homes. 


Service Groups 

In other bits of info I hold a degree in digital and Analog Electronics,.  In recent years, held the position of Vice president of the Northeast Iowa Homebuilders Assoc.  VP of the Wloo/Cedar Falls Board of Realtors ,  President of the Cedar Falls Jaycees, past board member of the Cedar Falls |Chamber of Commerce and  Downtown Main Street. Involved also in the Elks, Lions, Am Vets Post #49 and other organizations and just finished a 3 year term as board director of St. Pats Church.  And my biggest social endeavor,  started and founded the Iowa Inventors Group. That’s a story in itself. You get 10-25 people whom our on the edge of ADHD and the fun begins… More at a later time.
Inventions
In late 2004  I founded the Iowa Inventors Group and in addition personally have been diligently addressing many new product concepts. Six patents were applied for over the last year and Winter.. Of those,  a few have been outside of a typical patent scenario. In conjunction with the above, I started  U-Sell Centres  in Waterloo Iowa which is  Linked below. Developed a  throat spray for  individuals whom cannot produce salvia. Developed a method of  ridding small rodents from your home, garden, RV, cabin, bsmt, etc. Rodent Rid is non-toxic and does not harm  the pests however they simply  dislike the odor and stay away.  My biggest endeavor this past year thou is my new web site which is similar to Ebay in concept however not in function. Eswapspot.com is a e-commerce web site. It allows online individuals the ability to buy, sell and swap for free online. It encompasses many feature over and above existing sites available. Lastly I have a site I made up for my inventions which can be accessed by this Enjoy
R&R and Hobbies
R&R for me when available, entails. spending time with my youngest son and grand children.  I enjoy taking things apart and putting it back together, most often successful however not 100%. In essence I’m a tickener. Stick me a garage and give me some time I’ll have it organized and will unveil some project I made. A huge love of mine is antique wood boats and more specifically Century inboard boats.  And as a innovator I love tinkering and devising new concepts in my garage. In other areas I like trout fishing and golf and believe it or not repairing and fixing up my rentals properties.  Some summer weekends you can find my family & self, enjoying sun and fun in the Lake Delhi area with friends/family cruising the scenic beauty the state of Iowa offers..

Tear-down and redo for the 1956

First photo is someone's else's 1964.   I have taken a photo of my 64 to the right,  showing the deep uniform red luster and color I accomplish with a little secret I devised . This enables the wood grain to be very even and not showing the separating planks grain and differenting cellulose basis.

The photo on the left shows my 1956 Century Coronado. These boats were very unique in style and engine availability. This boat is rare as it has a 365 CI Cadillac Motor. A man name Cal Connell took these stock motors of different car manuf. and made them specifically for Century, Chris-Craft and a few others of this era.

This motor is rated at 300 HP. It has 10.5-1 compression, 2 4BBL carburetors, hi-rise alum intake and believe it or not, a roller cam…….

Top speed was rated at 60 MPH, that is fast especially considering how heavy this wood boat is.

Purchase price in 1956 for this boat was of $5,000. In essence a average mans salary for a year.

1989; Applying  4th coat of varnish to the Coronado. The end result had either 11 or 12 coats. This gave the wood a unbelievable finish.
